Washington Beach
Where Rockstar docks the Ultimate Edition speedboat, and a district name carried over from the 2002 game.
Rockstar's Ultimate Edition copy places the Shitzu Squalo docked at Washington Beach, with a weapons crate of explosives aboard.
A name with history
Washington Beach was a district in the 2002 Vice City game, one of three that divided the eastern barrier island between them: Ocean Beach at the south end, Washington Beach in the middle, Vice Point to the north.
Two of those three names have now returned. That is the strongest indication available that Rockstar has kept the old district geography as a skeleton rather than building an unrelated city and reusing the title, and it is a different kind of evidence from a name read off a trailer: this one came from Rockstar's own copy.
The real-world counterpart is the stretch of Miami Beach north of the South Beach blocks, quieter and more residential than the strip, where the art deco hotels thin out and people actually live.
Moorings matter more this time
A named place where your boat lives is a bigger deal in this game than it would have been in previous ones. The story starts in the Leonida Keys, where the water is the road. Grassrivers is navigable wetland. Vice City has water on several sides.
A boat with a weapons crate, moored at a named beach in the city, is a working asset rather than a novelty parked at a marina.
It also implies the city has a working waterfront rather than a decorative one. A mooring you return to is a fixed point on the map, in the same way Paradise Garage is a fixed point for a vehicle, and two of those in the launch material suggests storage is tied to places rather than floating in a menu.

How much of the 2002 map should you expect
Less than the name suggests. The two games are twenty-four years apart, set in different decades, built for different hardware, and Rockstar has described this Vice City as a modern city rather than a remake of an old one.
The most defensible reading is that the district names are load-bearing and the layouts are not: a returning name tells you roughly where in the city something sits and what kind of place it is, and tells you nothing about which street anything is on.
What is not known
Rockstar has named the district and said what is moored there. It has not shown Washington Beach as a place, described its boundaries, or said whether the 2002 layout survives in any form. Everything above about the real-world location is context rather than confirmation.
